Crown Apartments 

Urban apartments on an infill site 2017 - 2023

The Story 

The building is located between the East Street Conservation Area, and Bedminster Green. This area is changing fast from light industrial and warehousing to a new residential quarter. 
 
Our client wished to achieve maximum residential use on this site, replacing defunct offices with a new low-rise apartment building. 
Our design provides 26 apartments in a four storey building that responds to context. The plan form is complex, with careful orientation allowing all apartments receive sunlight in their living rooms. All but a handful of apartments have private balconies. 
The building was designed to meet Bristol City Council’s planning requirements in full - including affordable housing and sustainability requirements including a communal heating system and provision to link to the future heat network. 
The building is constructed from an in-situ cast reinforced concrete frame supporting concrete floor slabs. External brick facades are supported by an infill metal framing system, insulated with using mineral wool. SuDs is achieved by a blue roof system with a wildflower bio-diverse roof. The majority of apartments achieved an EPC B, and the external facades are fully fire resistant. 
The building was completed in May 2023 and taken over by Bromford Housing Association in its entirety. Residents moved into the building from July 2023. 
 
The project demonstrates a successful approach to urban regeneration, balancing residential density with sustainability and resident well-being. The thoughtful design, sustainable features, and social impact make it a valuable addition to the evolving Bedminster area. It is part of our ongoing involvement in creating urban residential building in south Bristol.
