New Headquarters building for Kitto Montpelier, Bristol

Recent project highlights with O’LearyGoss Architects include our brand new purpose built Kitto HQ .… O’LearyGoss Architects offer professionally sound and practical advice and we greatly appreciate their ability to work closely with the Kitto team to help meet challenging client demands, especially against the backdrop of the recent changes to the Building Safety Act.
The Story
Kitto are a construction and development company based in Bristol. For many years they had operated from a building with a small yard off Cheltenham Rd in Bristol. In 2019 they purchased a redundant carpark site nearby, and appointed O’LearyGoss Architects to design a new headquarters building for them. As well as their offices, this would provide a joinery workshop and general storage facilities.
The site was challenging; it was bounded by mature trees with a large ‘root protection zone’ on one side, and incorporated an emergency exit route from the nearby school. The site entrance was to remain as existing.
Our design solution was to wrap the building around the road perimeter, with the car parking over the root protection zone, using specialist ground protection and permeable finishes.
A planning application was lodged in August 2019, and permission granted in early 2020.
The building includes a number of offices, staff rest areas and a board room. The joinery workshop forms part of the building envelope, but is accessed separately.
O’LearyGoss Architects prepared a full construction package for Kitto to build from. Work started on site in March 2021, with Kitto moving in during March 2022. We continue to work with Kitto on a number of projects.
